What is the snow removal policy?

Snow removal for sidewalks and porches is done if total snow accumulation is over 2 inches and over 4 inches for driveways and streets. These are normal trigger points for Colorado HOAs. To deploy a crew at less than 2 inches is not cost effective. Snow removal is begun once the weather forecast indicates snowfall is ending. We do our best to accommodate all Member and resident needs but with 64 units it is just not possible to do so.   

What is the policy for dogs on a leash?

The City of Greeley requires all animals not on private property to be leashed or contained. The City does not consider common use areas in managed communities private property therefore dogs should be leashed at all times.  If you see an unleashed dog, you should contact Greeley Police Department or Animal Control.

Where Can I find Financial statements, board meeting minutes and HOA documents?

Our property management company, All Property Services, Inc., maintains this information on their website as part of contracted services.  All owners have access to this information and were provided login credentials at the time of purchase.  The information can be found at http://www.allpropertyservices.net/ApsNet/CFDocs/HomeOwnernet.cfm

Can I use a grill on my porch or deck?

NO.  Grills on porches or decks are a fire hazard and our insurance company is very strict about this.  Our property manager is vigilant about this and Members will be fined if grills are found on porches or decks.


You can, however, enjoy your grill or smoker in your driveway as long as it is at least 10 feet away from the exterior of the building.

Are there any parking restrictions?

Yes.  Each unit is entitled to have two vehicles on the owner's lot. Any additional vehicles should be parked in designated parking areas or off-site.


Also, any dissembled or partially dissembled vehicles or vehicles which have not been moved under their own power for more than 48 hours are considered inoperable and are subject to towing.

Can I post a notice by the mail boxes?

The recreation area (club house, pool area, tennis court, playground and dog park) is owned by Tru Grit Construction and managed by Onsite Property Services, Inc.  If you would like to post a notice in that area you must have permission to do so.  Please contact Summer Manzanares by email at summer@onsiteproperty.com for permission
